We help South Carolina buyers turn a home idea into a complete land-home plan—from the first conversation through delivery and setup.
More than a home sale
The home is only one piece of the project. Country Boy Homes helps you understand how the pieces fit together so you can move forward with fewer surprises and better decisions.
The story behind Country Boy Homes
Rooted in rural South Carolina. Committed to housing within reach.
Country Boy Homes grew from a personal story and a professional mission. Having grown up in rural South Carolina, founder Corwyn J. Melette learned early that homeownership is about more than a house. It creates stability, opportunity, pride, and something meaningful to pass on to the next generation.
Through years of work in affordable, attainable, and workforce housing, one truth became increasingly clear: if we want more people to own quality homes, we have to find better ways to structure the cost. Manufactured and modular housing create an important opportunity to do exactly that—combining thoughtful planning, efficient construction, and quality homes in a way that can make ownership more achievable.
That is the purpose behind Country Boy Homes. We help South Carolina families, landowners, and investors understand the complete path—from choosing a home and evaluating land to planning site work, financing, delivery, and setup. We are proud to be part of an industry with the power to expand access to quality housing across our state.
We are not simply selling homes. We are helping people create a place to belong, build stability, and leave a legacy.
That’s who Country Boy Homes is. When you work with us, consider us part of the family.

Why factory-built
Manufactured and modular construction can offer a practical route to homeownership without asking you to compromise on comfort, style, or the way your family lives.
Controlled construction and repeatable processes can make more of your housing budget available for the features and space that matter.
Homes are built indoors with consistent processes, protected from many weather delays and exposed-material risks.
Explore layouts, finishes, sizes, and project approaches suited to your land, household, and long-term goals.
We explain the project beyond the sales price, including likely site needs, key dependencies, and the questions to ask early.

Plan land + homeThe Country Boy process
Every property and household is different. Our process keeps the project understandable from the beginning.
Tell us what you want, where you hope to live, whether you own land, and what matters most to your household.
We help you understand home options, land, financing, site work, permits, utilities, delivery, and setup before you make a major decision.
Surveys, septic or sewer, clearing, foundations, access, utilities, and local approvals are coordinated around the property and home.
Your home is delivered, installed, inspected, connected, and prepared for the final steps toward move-in.
Exact steps and responsibilities vary by property, jurisdiction, lender, and selected home.
Good questions are welcome
No. We can begin with land you own, land you are considering, or a plan to locate a suitable homesite.
Both are built in a controlled factory environment. Manufactured homes follow the federal HUD code; modular homes are built to applicable state and local residential building codes. The right choice depends on your goals, property, budget, and local requirements.
Usually not. A complete land-home project can also include land, delivery, setup, foundation, permits, utility connections, grading, septic or sewer, decks, steps, and other site-specific work. We help you see the whole picture.
Yes. We work with homeowners, landowners, investors, and developers exploring single-home and small-community opportunities.
